Defeasance (Commercial Loan Prepayment) Consultant

Our Defeasance team is seeking a consultant. The team is small and works together closely to deliver best-in-class defeasance and debt prepayment services to our real estate clients. The consultant will gain expertise in all aspects of defeasance and prepayment transactions, from initial sale to post-closing booking, and will progress to managing deals independently. Learning takes place alongside experienced team members in an apprenticeship-style format. Training sessions and materials are provided.


  • Read, interpret, and analyze loan documents
  • Extract loan information and input data into existing models
  • Use existing models to run calculations; build new models as needed
  • Educate and advise clients on defeasance and prepayment issues
  • Close sales with prospective clients, assist with marketing efforts, and contribute to market share growth
  • Negotiate terms of client and partner engagements
  • Lead conference calls
  • Work with counterparties and partners to ensure optimal transaction execution
  • Prepare, review, and organize transaction documents and client deliverables
  • Upload transaction details and transaction documents to the transaction management database
  • Create and deliver training, sales, and business analysis presentations
  • Assist in training other members of the real estate teams
  • Assist technology teams in development of new tools and improvements to existing tools
  • Collaborate with other real estate teams to deliver solutions across platforms and practice areas

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
